As experienced local home builders, we know all too well that building a custom home can be quite an involved process that leaves people with many questions. We try and keep this process as simple as possible for you, but please see below for a list of frequently asked questions.

What is a Prime Cost (PC) item?

A Prime Cost (PC’s) is an agreed, reasonable estimate for materials (fixtures and fittings) which you may not have selected at the time of entering into the contract. Usually, PC’s are one-off items, however they can relate to a large number of items when the labour cost remains constant. Examples may include kitchen and bathroom items.

What is a Provisional Sum (PS)?

A Provisional Sum (PS’s) is a reasonable estimate for material and labour of a particular part of the home which the builder cannot give a definite price for. One of the main reasons that Mandurah building companies such as ourselves include provisional sums in the contracts is generally because the owner may not yet have decided what they want at the time of entering into the contract. Examples are pool and landscaping.

Where do you build?

Predominately we are home builders in Mandurah, but we are able to build new houses anywhere in W.A, depending on the project. i.e. a single project in regional WA, like Karratha, Broome, Albany, etc. we would probably say no to, but multiple houses there, yes.

How long does it take to build and how much to build?

The best builders in Mandurah all agree that there is no single answer to this question. How much you will be charged by your Mandurah home builders will depend on the size, scale and specification of the home you wish to have built. Likewise, the time that will be required to build your new home is determined by a number of factors that will not be known until the project brief is compiled.

Will we be kept up to date during the building project?

As experienced and award-winning home builders, we insist that you, the client, are kept up to date on the progress of your new home being built. Communication is key to a successful client/contractor working relationship, and you will receive regular and detailed progress reports.

Can I have access to the site during construction?

A construction site can be a potentially dangerous environment, and our home builders team take health and safety of all visitors to the site very seriously. We are happy to have you visit the construction site of your new home, but do insist that it is with the permission and accompaniment of a D.A.Burke representative.

Are there any “hidden extras” once I’ve signed my contract?

As new home builders in Mandurah, we pride ourselves on being upfront with our clients right from the start. For your peace of mind, we provide a detailed specification prior to work commencing so that there are no hidden surprises later.
It is important for you as a client to know that there are not any hidden extras that will arise once you have signed your contract.

Can I make changes during the build?

We are home builders working for you, and as such you have the right to request changes during the construction period. Simply contact Daryn or Matt and we can arrange to run over the changes with you personally.

Can you provide past client references?

Can you build using a range of building materials?
